what job is your friend doing? how long has he been working? married already? wife working?
a diploma will not entitle you to a 3 room flat, a degree will not entitle you to a 5 room flat, a master degree will not entitle you to a condo, a PHD will not entitle you to a landed property.
But a hardworking PSLE guy can own a bungalow.

But they own the whole of the HDB void deck downstairs and can sleep anywhere they want.
