yes, the flat-owner benefits from the rise in value.
but what about his children? they are the ones losing out because they are unable to afford a $350k starting flat.
there's only so much that HDB prices can rise. That's because there's only so much that salaries can rise given that there are foreigners to depress salaries. When HDB hits the median of say.... $500,000 in future, can the graduate couple who earns $8000 a month afford it? I dunno....maybe they can but I wonder about their children.
