no more CPF contributions. He makes other wise investments as well.
And you can't rent the HDB out if buy from govt grant immediately; needs 5 years occupation first I believe

Unable to buy private property do not affect a fully paid 99 leased HDB, however the next property you buy must be freehold, that's how govt make money from the rich.
Anyway, downgrading is not our cup of tea, unless their is a finanicial diffculties in fulfilling certain obligation. I have seen some force selling of private properties and move to 5 rooms due to failing in business or illness of high expenses
Based on yr equation, then it means everyone who stays in a private or landed property ought to leave first becasue got no discount mah.

smart, good foresight. I won't say moving from 5-rm to 4-rm is downgrading, his standard of living is probably much higher, now that he doesn't have to pay instalment and how his money become expandable cash! Good lesson to learn.

Buying a resell flat can be considered as a better choice. you are paying thru CPF. it doesn't matter any more.

ya...staying in a 3 rm, with enough money to buy country club, go travelling, eat good stuff...not bad life.
3 rm flat, one for bedrm, one for audio visual...if you only one couple, children live outside. not so bad.
