Private properties prices are what the government use for setting prices of HDB flats, when private properties goes up in prices, HDB resale prices follow within the next 6 months.
It is no use how poor you think you are, it is how big the income gap between the rich and the poor that is causing the unhappiness, especially in a small country like Singapore.
Knowing the extremes makes one realizes where you are.
FYI, foreigner cannot buy landed properties, PR needs approval.

how come my agent told me private properties are down and resale govt HDB is up...he said most of the private owners are selling and move to HDB thereby driven the demand in HDB

tip on property investment: never trust everything the agents says. buy low sell high, the prices he quoted are always the best price; if you are buying through him, the prices he quotes are always the lowest, if you sell you house through him, the prices he tells you to let go are always the highest.

visit the expensive show flats you will find mostly indian, prc chinese, middle easterners, not many angmoh, not many are even FT here, ...

looking over 20 years, you can only say that the value of money drops! I pity those who just come out to buy 3 room hdb.
"upgrade" in singapore context is...
selling ur 3-rm hdb and buying a smaller 3-rm condo...
